Closing Costs

Closing costs are the one-time fees you pay to finalize a home purchase or refinance — typically 2% to 5% of the loan amount — on top of your down payment. They include lender fees, appraisal, title insurance, taxes, and escrow setup, and they're due at the closing table.

On a $400,000 home that's roughly $8,000–$20,000 in cash you need beyond the down payment. Some can be negotiated, rolled into the loan, or covered by seller concessions, but they're a real part of the money required to buy.
